How Asbestos Testing Works

If you believe that your property may contain asbestos or you come across materials that you suspect may be asbestos during renovation or work, it is essential to book an inspection before proceeding with any further work. Asbestos testing is a straightforward process that typically takes 48-72 hours – a small delay for peace of mind and safety before any work continues.

When is Asbestos Testing Required?

Each case and each property is different. However, the asbestos testing best practices can be guided based on the age of the building:

Homes built before the 1980s – Homes constructed in Melbourne and across Australia prior to the 1980s commonly used asbestos-containing products. Testing is strongly recommended before any renovation, demolition, or disturbance.

Homes built between 1980 – 1990 – for homes built between 1980 – 1990, it is likely that the property has some asbestos-containing products. The use of asbestos started to be phased out during the second half of the 1980s which means that properties built during this 10-year period are less likely to have asbestos than homes built before 1980, however, there is still a good possibility that some asbestos containing materials may have been used during construction. Testing is advised if materials are suspected.

Homes built after 1990 – for homes built after 1990, it is unlikely that asbestos containing materials were used during the construction process. Whilst Australia did not completely ban asbestos until December 31, 2003, the harmful effects were well documented by the 1990s and therefore homes constructed after 1990 are far less likely – although not unheard of – to contain asbestos. Testing may still be required in certain circumstances.
